Inspections are non-destructive. As we do not own the home, we can not look inside walls,
or under floors, or remove panels which are not intended for the homeowner to remove. For more
details on the specifics of the inspection, we recommend you review the
Standards Of Practice. This is the same standard followed by virtually all
registered home inspectors in Ontario. Seacliff Inspections assures you that we will meet or
exceed these standards.
Reasonable Rates
A complete home inspection with electronic report starting at ONLY $275.00. Considering the total expense
involved in buying or selling a house, including commissions, lawyers fees, and moving expenses,
the cost of a home inspection is relatively cheap. It's a very small price for the peace of mind

For your convenience, we schedule inspections 7 days a week, in the morning, afternoon or early evening.
No extra fee for evenings or weekends, or travel within Windsor, Essex and Chatham-Kent.

Delivering Total Peace Of Mind
The most popular inspection purchased by the prospective home buyer or seller. This is a visual inspection where all the
house
systems from the roof to the crawlspace are examined and/or tested to verify proper operation,
installation and safety.
We inspect the roof, exterior, structure, plumbing, electrical, heating,
cooling, interior and insulation of the house. We will open and close all the doors and
windows. We run all the faucets and flush the toilets. We look for evidence of leaks in
the roof and basement, and identify any potential moisture problems.
The inspection takes approximately three hours. During this time, you will receive an
informal guided tour of the property with comments on our findings or limitations. You can
ask as many questions as you like during this time. It's also a good opportunity to learn
about routine maintenance requirements and expectations. Increasingly, home buyers are finding
that this inspection is a good way to learn all about their new home.

At the end of the inspection, you will receive a confidential, electronic report which is easily
viewed on your home computer. Alternatively, you can have a printed report for a small additional fee.

Focused On Areas Of Concern
If you feel the overall condition of the home you are buying is good, but you just have
a few concerns about specific areas, then a partial inspection may be all you need. Perhaps you
are planning a renovation project and simply want an opinion before any work is begun, or
after the project is complete.
Most people are uncomfortable going into the attic or crawlspace. This is something we do
on a regular basis, and an inspection of these areas can often uncover lingering problems.
If you know the roof needs to be replaced, why would you have it inspected? If you know the furnace is new,
why would you have it inspected? Perhaps your insurance company has raised questions about the electrical
or plumbing system, and they want you to have these areas looked at by a professional home inspector. Focus on the areas
of most concern.

Protect The Value Of Your Investment
Seacliff Inspections recommends that you receive a home maintenance inspection every two years. For about the cost of a
basic car tune-up, a home maintenance inspection can help identify problems and damage in your home before they become
an expensive or irreversible problem.
Much like our complete home inspection, a maintenance inspection is a visual examination of your home's systems,
mechanicals and structure. Everything from the roof to the basement or crawlspace is inspected to ensure it is
in proper working order.
Keep in mind that a home maintenance inspection does not prevent further damage to your property, but it can help you
to identify and correct existing damage that you may not know about. This are not an appraisal inspection and cannot help
you to determine the value of your property (but it can help you maintain its value). This is not a code inspection and
does not provide you with a pass or fail score. You simply cannot fail.
A home maintenance inspection is not a guarantee, warranty or prediction of future performance or problems, but it
can identify existing areas which require your attention. Any identified defects or damage, as well as recommendations, will be
noted in our inspection report delivered within 24 hours.

Identifying Harmful Molds And Fungus
Seacliff Inspections does not claim to be a specialist in mold or fungal identification. Nor do we engage in any form of
mold or fungal remediation or clean up.
We can, at the client's request, take a sample of a visible mold or fungus, via swab or air sample collection to send to
an EPA approved laboratory for identification and recommendations for appropriate action. Results are generally available
from the lab in 48 to 72 hours and are forwarded to client immediately upon receipt.
Remediation specialists are recommended if certain types or significant amounts of mold are present, particularly if
the client or occupants have severe allergy problems or compromised immune systems. Symptoms of a mold allergy may include
headaches, asthma and coughing. Irritation of the eyes and throat may also occur as a result of breathing mold toxins.
Mold requires moisture and an organic food source to survive. Though we do not specifically look for mold, during a
complete home inspection we attempt to identify areas within the home which show high levels of moisture activity and
may be prone to causing mold fungal growth. Remediation and repairing moisture problems early goes a long way in preventing
future mold issues.

Determine Water Flow And Pump Condition
In conjunction with a complete or partial inspection, we can provide you with a cursory evaluation of the private water system
on-site. This includes drawing a measured volume of water to check flow rate and cycle time of well pump, if applicable.
A visual inspection is made of well casing, pressure tank and accessible equipment.

Check Private Water Source For Bacteria
Potability testing is a check for the presence of the most common bacteria found in private water sources (Coliform,
E-coli, & Fecal coliform). A water sample from the subject property is delivered to EPA approved lab for analysis.
Results are generally available from the lab in 48 to 72 hours and are forwarded to client immediately upon receipt.
