A home inspection performed by Seacliff Inspections is a visual inspection of the house systems and components, including the structure, to find items that are not performing their intended function, or items that are safety or health concerns. If evidence of a problem is found, a description of the problem and a recommendation to remedy the problem is provided in a report. As home inspectors are generalists, much in the same way as a family doctor is a generalist, we don't always have the answer. In some cases, further investigation may be required by a specialist.

Keep in mind that all homes, even newly constructed homes, have some problems. No home is absolutely perfect. But most, if not all, problems can be fixed. Solutions to problems vary from the simple fix to the major expense. Sometimes problems are identified that don't need to be fixed, or fixed right away. Sometimes homeowners are happy enough to live with minor problems.

What A Home Inspection Is Not

A home inspection does not protect against future failures, or expenses to repair or replace systems or components in the home. Components such as furnaces and air conditioners have a limited life expectancy and will break down. A component which is working today, may fail unexpectedly tomorrow. All roofs and basements will leak. A roof or basement which is not leaking at the time of the inspection, may leak if conditions change. A home inspection only tells you the condition of the home at the time the home was inspected. For protection against future failure you may want to consider a home warranty.

A home inspection is not an property appraisal that determines the value of a home. Seacliff Inspections will not advise you as to whether you should buy the home or what you should pay for the home. The home buying process is personal and there are many factors outside of the home inspection itself which influence your final decision. It is impossible for us to understand all of the reasons why you may want or not want a particular home.

A home inspection is not a code inspection that will verify local building code or insurance company compliance. Seacliff Inspections does not provide a pass or fail result. Generally, if a home is built before code revisions, it may not be required to comply with today's code. Enforcement of the building code is not retroactive. However, safety issues, where apparent, will be identified.
