All inspections fees are based on the size of the house determined by the number of bathrooms. Typically, the more bathrooms in a home, the larger the house. There is an additional fee if the house has a crawlspace.

A typical inspection takes about 2-3 hours to complete, but can vary depending on the actual size of the house, number of bathrooms, number of heating systems, etc. Reports are delivered electronically within 24 hours after the inspection.

Unlike many inspectors, I do not provide a checklist of problems, an abbreviated report, or a "canned" report, which is the only way a report can be provided on-site at the time of the inspection. I provide a full narrative report with pictures. It usually takes as long to compile the report as it does to do the actual inspection. Each issue identified is evaluated for the risk of damage to the building or personal safety, and I provide recommendations and estimated cost required to address the situation. Additionally, I am available for FREE consultation anytime after the inspection.

A WALKTHROUGH CONSULTATION (starting at $125.00)
Ideal for home buyers on a budget, or for those purchasing a newer home in relatively good condition and just want an expert opinion on areas of concern. A walk through consultation provides the home buyer with an overview of the general condition of the home and it's major systems. The inspector is a valuable resource and is available to answer any questions about the property and to provide you a foundation on which to base your purchasing decision. The walk-through consultation alerts buyers of existing problems with major components, like the roof, furnace or air conditioner, which often tend to be the most costly and time consuming to repair. Buyers are encouraged to take notes as this is a verbal consultation only!

A COMPLETE HOME INSPECTION (starting at $205.00)
A Complete Home Inspection offers peace-of-mind to home buyers purchasing a home, or home sellers listing their home. Usually intended for resale homes, this inspection provides a thorough visual evaluation of the home's components and systems. We will examine the entire property from the roof to the basement (or crawlspace if there is one). Besides looking at the integrity and operation of the house systems and components, we look at SAFETY and HEALTH related issues as well. Both the attic and basement are checked for evidence of active and past leaks. If you are present at the inspection, you will receive an immediate verbal briefing on the condition of the home. We provide all clients with a detailed home inspection report, including digital photos, delivered electronically within 24 hours. A premium, hardcopy of the report can be provided upon request for an additional fee.

A S.M.A.R.T. HOME INSPECTION (starting at 255.00)
A S.M.A.R.T. home inspection goes above and beyond the standards of a typical home inspection. This is our most popular inspection and is highly recommended for older homes or properties for which you may have concerns. As with the Complete Home Inspection, all of the home's systems and components are checked to ensure their integrity and safe operation. To aid in the inspection, a high-tech Thermal Imaging Camera is used to help detect concealed issues with the building envelope. As necessary, other advanced electronic test equipment, such as moisture meters, carbon monoxide detectors, gas leak detectors, and boroscopes, is available to confirm issues which might otherwise go unnoticed. And, should we find anything that the current homeowner agrees to have fixed, we will revisit the home at no extra charge to ensure the repairs have been performed properly.

If you have any concerns about the indoor air quality of the home, an IAQ and/or Mold test is available at a reduce rate for up to one year following the date of inspection when you purchase the S.M.A.R.T. Inspection. The inspection report, which includes both digital and thermal imaging photos of problem areas is delivered electronically the same day for inspections completed before 4 PM. A premium, hardcopy of the report can be provided upon request for an additional fee.
