All inspections fees are based on the size of the house determined by the number of bathrooms. Typically, the more bathrooms in a home, the larger the house. There is an additional fee if the house has a crawlspace.

A typical inspection takes about 3 hours to complete, but can vary depending on the actual size of the house, number of bathrooms, number of heating systems, etc. Reports are delivered electronically within 24 hours after the inspection.

Unlike many of my competitors, I do not provide a checklist of problems, an abbreviated report, or a "canned" report, which is the only way a report can be provided on-site at the time of the inspection. I provide a full narrative report with pictures. It usually takes as long to compile the report as it does to do the actual inspection. Each issue identified is evaluated for the risk of damage to the building or personal safety, and I provide recommendations and costs required to address the situation. Additionally, I am available for FREE consultation anytime after the inspection.

As with anything, you get what you pay for. Do not get the cheapest inspection just to fulfill your obligaton on the agreement-to-purchase. A cheap inspection could fail to uncover problems that could cost you thousands of dollars to repair, or which may be identified when you resell the house, resulting in you having to then negotiate a lower selling price for your home at that time.

BASIC HOME INSPECTION
A limited inspection that addresses the major areas of concern for most people and provides the information required by your insurance company. Much better than a walkthrough inspection because you actually get a written report and don’t have to rely on memory when describing the house to your insurance agent.

The HEATING & COOLING systems
The ELECTRICAL & PLUMBING systems
A LIMITED inspection of the FOUNDATION
And a check for ACTIVE LEAKS, or evidence of PAST LEAKS in the basement and attic.

The cost of the BASIC HOME INSPECTION is $195.00

COMPLETE HOME INSPECTION
This is a visual inspection of all the house systems from the roof to the basement/crawlspace. Besides looking at the integrity and the operation of all the systems, I also look at SAFETY issues related to the systems. I also look for any evidence of ACTIVE and PAST LEAKS in the roof and basement.

This inspection includes an examination of:
The ROOF and ATTIC
The STRUCTURAL INTEGRITY of the house
The ELECTRICAL & PLUMBING systems
The HEATING & COOLING systems
The INTERIOR and EXTERIOR of the house including the garage, lot, deck and limited inspection of the pool if there is one
The INSULATION and VENTILATION systems

The cost of the COMPLETE HOME INSPECTION is $300.00 for a single, detached home with basement.
