All inspections fees are based on the size of the house determined by the number of bathrooms. Typically, the more bathrooms in a home, the larger the house. There is an additional fee if the house has a crawlspace.

A typical inspection takes about 3 hours to complete, but can vary depending on the actual size of the house, number of bathrooms, number of heating systems, etc. Reports are delivered electronically within 24 hours after the inspection. It usually takes as long to compile the report as it does to do the actual inspection. I only do one inspection per day, so my clients are ensured to receive my full attention on the day of the inspection, and benefit from my deliberation on the observations after the inspection.

Unlike many of my competitors, I do not provide a checklist of problems, an abbreviated report, or a "canned" report, which is the only way a report can be provided on-site at the time of the inspection. Each issue identified is evaluated for the risk of damage to the building or personal safety, and I provide recommendations and costs required to address the situation. Additionally, I am available for FREE consultation anytime after the inspection.

As with anything, you get what you pay for. Do not get a less expensive inspection just to fulfill your obligaton on the agreement-to-purchase. A less expensive inspection could fail to uncover problems which may be identified when you resell the house, resulting in you having to then negotiate a lower selling price for your home.

Payment by cash or cheque is accepted at time of the inspection, or by credit card prior to the inspection. Before paying by credit card, make sure your inspection is already booked.
